Flood coverage, before you need it.

In Houston, the question is rarely whether it will rain hard. It is whether your policy will respond when it does.

Why it matters

Flooding is the most common and costly natural disaster in the Houston area, and it is excluded from standard homeowners and renters policies. Many homes that flooded in recent storms were outside the high-risk zones on FEMA’s maps, which is why so many owners were caught without coverage.

Shauna helps you compare National Flood Insurance Program (NFIP) policies with private flood options, explains how much coverage your home and belongings actually need, and makes sure the timing works, because flood policies usually do not start the day you buy them.

Building coverage

The structure, foundation, electrical and plumbing systems, HVAC, and built-in appliances.

Contents coverage

Furniture, clothing, electronics, and other belongings. Bought separately from building coverage under the NFIP.

Private flood options

Some private policies offer higher limits, additional living expenses, or different waiting periods than the NFIP.

Business flood

Coverage for commercial buildings and inventory, which most business property policies also exclude.

Flood facts that catch Houston owners off guard

Waiting periods

NFIP policies generally take effect 30 days after purchase, with limited exceptions such as a loan closing. Buying when a storm is already in the forecast is usually too late.

Limits

NFIP residential policies cap building coverage at $250,000 and contents at $100,000. Higher-value homes may need excess or private flood coverage on top.

Zones change

Flood maps get updated and development changes drainage. Your zone affects price, not whether water can reach you.

Common questions

Do I need flood insurance if I am not in a flood zone?

Your lender may not require it, but the risk does not stop at a map line. Policies outside high-risk zones are often far less expensive, which makes them worth pricing.

How long does flood insurance take to start?

NFIP policies generally have a 30-day waiting period. Some private flood policies have shorter waits. Plan ahead of hurricane season.

Is NFIP or private flood better?

It depends on your home, zone, and the limits you need. Private flood can cost less or cover more in some cases; NFIP can be the better fit in others. Comparing both is the point.

Does flood insurance cover my car?

No. Flood damage to a vehicle is covered by comprehensive coverage on your auto policy.
